Hi everybody !
On a previous thread, I explained that I was waiting for answer from my landlady regarding me using her premises (the house we are renting) for childminding services. This is what she says : "I'm not comfortable with this at all. The tenant will effectively be running a business from my property. After checking into the legality of it, insurance issues and the terms of my leasehold with Wandsworth Council and the impact on community charges, I'm not prepared to authorise this. It's a residential property and minding a child in it for payment is, I'm pretty sure, outwith the terms of her tenancy agreement (and probably my leasehold). Too complicated for my stomach even if it could be sorted out"
I really need help to put a mail together in order to convince her, your help will be much appreciated !

Hi, am so sorry she turned you down and i know exactly how you are feeling as i had this happen to me, wo did manage to change his mind though with reasurance i explained that we had always cared for the house, and that i would not be having a house full i was only lookng to have a few children whilst mine were at school, so the house would never be manic, my hubby explained that we had to take out our own insurance public liability ect, and that we would be prepared to cover any extra costs that he incurred. this somehow seemed to work as he spoke to his solicitor regarding the legalities of it all and the solicitor reassured him it would be ok as long as well take out all the needed insurances and to take them into the agency to prove that i had them and he was happy to agree to me minding i have to admit when he changed his mind i cried with joy as i had my mind set on childminding, i think having the agency on my side helped even though my contract stated no business can be run from the propery.
i really hope you manage to change her mind good luck x

Oh thank you so much Kelly for your answer, it makes me feel better and I'm going to use your past experience for my mail to the landlady. It's just so stressing...In those moments, I wish more than anything being able to buy a house.

I'm in a rented house. However i am fortunate in having a landlady so useless and greedy that she wouldn't care what i did here as long as she got the rent and i kept it "tidy". If she says that to me one more time i may well explode and tell her exactly what a dump the place was when i moved in. Patronising beep that she is!!!
She leaves it all up to the agent, obviously a friend of hers, and only came round when i got environmental health in regarding the repairs that remained unfixed after 2 years of my living here.
Then she goes on a long lecture about how she'll get me all new carpets as long as i keep the place "tidy" and ends up getting some carpet fitters to fit the second hand cast offs from her own house. I wouldn't have minded but she made out like she was doing me a favour. I could have done that myself.
So as for asking permission, there is nothing in my tenancy saying i need to so i'm not going to. As if she'll ever find out! And if she did she'd only tell me to keep the house "tidy". I swear she'd told me that about 10 times before she even set foot inside!

Oh Helen, your landlady seems to be a right b$$$$ ! Ours is a bit similar, she insists on us keeping the house tidy (( rolling eyes))..which we do anyway. The good thing is that she lives abroad so she's not on our back...we are still waiting to have our window to be changed, the hitting to be fixed..last year she has left us with a massive hole in the kitchen ceilling, a leaking shower (unusable) while I was pregnant and when we asked her a reduction in our rent she said no without negociation...we love the place and where it's situated but sometimes I wish I was rich enough to own a house...oh well.. I just hope she's going to be reasonnable and let me use the place for childminding !
